5 Ways to Prepare your Rental Unit for Showings

In order to attract top-quality tenants, you must take time to prepare each and every unit before a showing. While most people think a simple deep cleaning will do the trick, this is not always the case. Keep reading for some of our top tips on making your rental unit as enticing as possible!


1. Be thorough when creating your listing

 Before tenants step foot through the door, their first impression will be through your online listing. Because of this, it's essential that you're writing detailed and captivating descriptions. While you should obviously mention key features of your unit, (for example, square footage, amenities, appliances, etc.), it's also a good idea to give the potential tenant an overview of the neighborhood. Describe the area's walkability, any notable restaurants, cafes, or shops, and access to public transportation.


2. Take great photos 

Another crucial aspect of your listing will be high-quality photos. Although hiring a professional photographer can be pricy, it's one of the most effective ways to get potential tenants in the door for a showing. Your photos should include images from inside the unit, images of the exterior of the building, and any common areas or outdoor spaces. Renters are less likely to reach out for a showing if you only have low-resolution shots that don't encompass the whole property.


3. Ensure your unit has curb appeal

In addition to including exterior photos in your listing, you should also make sure that things are cleaned up outside before your potential tenants arrive. For example, make sure that any trash or litter is cleaned up, landscaping is kept tidy, leaves or snow piles are cleared from walkways, etc. If applicable, you might even consider sprucing up the front area with some plants or greenery. You only have one chance to make a great first impression, so it's good practice to go above and beyond!


4. Reduce clutter

This tip applies to vacant units as well as units that are already occupied.


If you're showing a vacant unit, make sure that there's nothing left over from previous tenants or unit renovations. Check for any painter's tape leftover on the walls, tarps, forgotten tools, etc.


If you're showing an occupied unit, give your current tenants a heads up, so they have time to tidy things up. Ensure that there are no dirty dishes in the sink and that things like shoes, coats, hats, and mail are put out of sight.


5. Ensure that everything is working properly beforehand 

Before your potential tenants arrive, do a final walkthrough yourself. Check appliances like the dishwasher, garbage disposal, and washer and dryer for any potential issues. Test each and every light switch, fan, and outlet to ensure everything is working correctly. The last thing you want is something going wrong during a showing. 


You should also check that plumbing is in order. Some tenants will turn the faucets on and off to check the water flow and pressure, as well as flush the toilets. You should do this too!
