What should I consider when searching for a new rental?
Whether it’s your first apartment or you’ve been through the process before, we’re here to help you find the perfect place within your budget. When searching for a new apartment, keep these essential considerations in mind:
What is your ideal move-in date? What’s your budget? How many bedrooms do you need & want? Which neighborhoods are you considering? Do you have pets?
If these are your questions when searching for a new rental, make sure they are all answered when considering a new home.
Do you offer short term leasing?
No. Our leases are a minimum of 1 year (12 months). If you enjoy your apartment, you have the option to renew your lease for another one year (12 months).
Are any utilities or services covered in the cost of the rent?
Tenants will be responsible for payments of gas, electricity, and internet/wifi. Water services are covered in some of our rentals. If you have questions about utilities for a certain apartment, feel free to contact our office.
I am interested in an apartment. When can I schedule a showing?
If you are interested in one of our apartments, please submit a guest card or call our office at 215-425-4475. We are more than happy to schedule you a showing and answer questions you may have.
I'm ready to move forward with an application. What are the next steps?
If you find an apartment you love, follow the steps below to make it your new home!
1. Attend a showing with one of our staff members
2. Complete a rental application (with a $50 application fee) that will check your credit history and background.
3. Upon acceptance of your application, we will require you to pay Last Month’s Rent and Security Deposit, each equal to one month’s worth of rent.
4. Sign a residential lease agreement, stating your rights as a tenant, our rights as the property manager, and the rights of the landlord.
5. Sign up for our online property management software, Appfolio, so you can pay rent, submit maintenance requests, and communicate with us through your mobile device or computer.

What should I do to prepare for move-in?
The only thing that you will need to prepare for during move-in is picking up your new key! Keys will be available for pickup after 12:00 pm on the lease start date. All of our rentals are always professionally cleaned between each tenant so you can begin to enjoy your new apartment from day one without having to worry.
How does your office handle maintenance requests?
You can reach out to our staff through our online property management platform, Appfolio, which sends text messages directly to our staff. You can be sure that someone on our staff will respond to your issue promptly.
